1) "living area" isn't a good definition. Here's a typical usage of "living area":
"The toilets in my house are upstairs, as are the bedrooms, and the kitchen and living area are downstairs."
That would be sth like 起居室 or 生活空间.


2) Doesn't specifically mean "ghetto". There are words like 貧民區 that have that specific meaning, but not 居民区.

a) residential area

There are so many people living in Hawaii now that there are residential areas where there used to be farms.
