Editor: Matic, I don't think sense #1 means "sublet".

Firstly, one can sublet an *entire* property. (That happens when you, as a tenant, vacate the property and rent it to someone else.) 分租, on the other hand, as the character 分 implies, necessarily involves *dividing* the property.

Secondly, 分租 is something a *property owner* may do, as the following definitions state, whereas subletting to a subtenant can only be done by a tenant.

A Chinese term that ''does'' precisely mean "sublet" is 转租. It is defined as
GF ~ (動) 把租來的東西轉手租給別人。
HDC ~ 把自己租来的东西租给别人。Example: 一些人租买摊位的目的不是为了做生意,而是为了转卖或转租。

Kerrick, I think you are right to say "to rent out part of a property", but it's not necessarily the *owner* who is doing the renting out. For example, here is one definition:
分租是指租戶將自己租賃協議下的部份(但非全部)利益轉讓給他人。第一位租戶稱為主租戶,第二位租戶稱為分租戶。主租戶與分租戶之間的協議稱為分租協議。

Also, I think it's best to avoid mentioning "in-law unit" because:
- That term is not necessarily understood outside the USA. (In Australia, for example, it's called a "granny flat".)
- 分租 can refer to dividing up an entire property and renting out each part, as in the following example. It's not necessarily just a single part of the property that gets rented out.
