"villa" has 3 different senses in Encarta

1. a house rented for a vacation, especially one rented abroad
2. a large luxurious house in the country
3. in ancient Rome or one of its colonies, a country house with living quarters, farm buildings,
and a courtyard

But "detached suburban house" is a definition of "villa" in
wordnetweb.princeton.edu/perl/webwn
and I think 别墅 can have that meaning -- e.g. referring to a picture of my house (a detached
house with a garden), a friend wrote 我看到你们家的房子了 ... 在我们中国这个就是别墅了
Our house is definitely not a villa in any one of Encarta's three senses, and is a very modest
home in the Australian context.
Editor: "villa" has also the sense of "suburban house" in British English; but mainly the word designates a rather posh house, in English like in Chinese
